Wilderness Run is less than 2
miles east of
Judge Magney State Park and about 2 miles north of
Lake Superior. Located in the
Grand Portage State Forest, Wilderness Run is comprised of
approximately 240 acres and is being platted into 20 acre parcels. Though we could have platted into much
smaller parcels, we feel that 20 acre parcels are much better
suited to the standards of living in the area of Hovland, Minnesota.
Zoning classification for each parcel is FAR 1.
[Forest/Agricultural/Recreation 20 acre minimum.]
The FAR1 zoning ordinance
definitions are on pages 1-3 of the
Cook County
Zoning Ordinance - Article 4 - Zone Districts and a
quick reference
chart is available regarding set backs and lot sizes.
Cook County also has published the "Property Owner's
Resource Guide" available at the Courthouse or
download here.
There are common sense covenants and restrictions
that will govern ownership in addition to the Cook County zoning
regulations above. Seller's are deed restricting these properties
disallowing dog kennels. A maximum of 3 dogs will be allowed.
Owning a larger parcel of land gives buyers the feel of country
living by owning a piece of property that allows ample room to grow. We anticipate that buyers
may take the opportunity to hunt, snowmobile, farm, ski and be able recreate on their own
land and the large amount of public lands that surround the area.
Lake Superior is about 602ft
above sea level and there are Lake Superior views from selected parcels.
Most probable parcels that have views of Lake Superior are 2,3, 9
and 10. Contour
lines on the plat map are in 10ft increments and indicate that parcels are
approximately 500ft to 700ft above the surface of Lake Superior.
